Pre-planning & Planning Applications


Many local councils now prefer a preliminary application process before a full submission. We would provide drawings and a design statement outlining the proposal for initial consultation. During this stage, no information is made available to the public, and it serves as a direct consultation process to assess the council's response to the proposal. Please note that pre-planning may not always be necessary and depends on the project's size and complexity.

Applications for Planning and Other Changes


These are the permissions you need from your local council to implement the desired modifications to your property. Examples include planning permission, certificate of lawfulness, and listed building consent.

• We will: complete the necessary application forms, draft a supporting letter, and compile required drawings such as plans, elevation drawings (existing and proposed), and 3D visualizations (if needed).

• After submission, we will monitor the application progress and communicate with the planning office.

Please note that if you, as the householder, wish to take charge of the planning application process, we can exclusively offer CAD drawing services.
